These are the flat-rate prices our technicians quote from. They are member prices: every install includes a first-year Comfort Plan Plus membership ($299), because the member discount on the equipment is larger than the plan costs. Sizes are confirmed by measurement before any install. If your size differs, your price is the book price for the right size. Current promotions come off these numbers and are never built into them. Village permit fees are additional and appear as their own line on your quote at your town’s actual rate.

What the factory warranty covers, and what it doesn’t
Every American Standard, Ameristar, Mitsubishi and Navien system we install carries a registered 10-year factory parts warranty (12 years on Mitsubishi ductless when we register it). That covers parts only. The manufacturer does not pay for the technician’s labor, refrigerant, or coil and lineset work, which is what actually costs money when an AC fails in year six. Always Ready Repair Peace of Mind plans close that gap.

Complete furnace-plus-AC systems run $8,837 (Ameristar baseline) to $23,535 installed, depending on size and tier. The Best tier pairs the S9V2 96% variable furnace with 16 SEER AC, a Wi-Fi thermostat and a humidifier. 18 SEER variable systems top the line at $17,871–$23,535.
How much does a boiler cost installed in Chicago?
Residential boiler installs run $7,402 to $12,409: cast iron Pennco and New Yorker hot-water boilers from $7,783, Dunkirk steam boilers from $11,857, and Navien condensing boilers from $7,402. Boilers are common in Beverly, Mount Greenwood and older brick homes.
How much does a water heater cost installed?
Tank water heaters run $2,640 (40-gallon) to $5,465 (75-gallon power vent) installed, with haul-away and code updates. A Navien tankless with endless hot water is $8,075 installed.
What size furnace or AC does my house need?
In the Chicago climate, most homes need roughly 30–40 BTU of heating per square foot depending on age and insulation, and about one ton of cooling per 550–650 square feet. Our online tool sizes your home from county records, and we confirm with measurements before any install. If the size changes, the price moves to the book price for that size.
Do I have to pay online?
No. Nobody should pay for a $10,000 system from a web page. You can book a free measurement visit with no deposit, or place a fully refundable $300 deposit to lock your price for 30 days. Payment happens after we’ve measured and you’ve approved the final quote.
What does the factory warranty actually cover?
Parts only. The registered 10-year factory warranty from American Standard, Ameristar, Mitsubishi or Navien replaces a failed part at no charge, but the manufacturer never pays for the technician’s labor, refrigerant, or coil and lineset work. A year-six compressor or coil failure can still cost $1,500–$3,000 out of pocket. Always Ready Repair Peace of Mind Protection Plus ($698 for an AC, $989 for a complete furnace-and-AC system, 10 years) covers parts and labor including refrigerant, coil and lineset, and we file the claim. Labor-only plans (furnace $519 for 10 years) add labor to the parts warranty; refrigerant is not included on labor-only plans.
Why is a membership included with every install?
Because it saves you money. Installs are priced from the member price book, and the member discount on a furnace or AC is larger than the $299 first-year Comfort Plan Plus that unlocks it. You get the lower equipment price, and the plan brings annual cleanings, two covered service calls and priority scheduling in the first year. It renews at your option.

Our 13.4 SEER2 Good tier starts at $6,342, below the manufacturer’s cheapest published air conditioner. Our prices include installation, haul-away, the matched coil and rebate filing; the manufacturer’s figures are pre-tax national estimates that exclude required accessories.
Are permits included in the price?
Permit fees are additional. Every village sets its own permit fee, so we pull the permit for you and bill it at your town’s actual rate. It appears as its own line on the quote, never buried in the price.
Are rebates available?
Yes. For 2026, Nicor Gas pays $150 on 95%+ AFUE furnaces ($225 at 97%+), $350 on 95%+ boilers, $500 on combination boilers, $150 on qualifying tankless water heaters, and $25 on smart thermostats. ComEd pays up to $1,675 on qualifying air-source heat pumps and up to $75 on smart thermostats. Peoples Gas offers similar rebates in Chicago. Amounts are set by the utilities and confirmed on your quote, and Always Ready Repair files every application for you.
